This customer was looking to sell his house but his radon levels were around 8 pCi/L and with the action level being around 4, it needed mitigated. He wanted the job done quickly because the closing of the house depended on this being done. The buyers were very adamant because they were going to put a playroom for their children in the basement.
The customer agreed and we started the job a few days later. This job was pretty straightforward. We dug out the suction point (generally 5-15 gallons depending on the soil content) and we found that the soil was tighter than we first thought, so we ended up taking out more material so that our fan had more surface area to suck from. We were also next to a plumbing stack which helps tremendously with getting airflow all the way throughout the basement by using the loose dirt around where the pipes run underneath the concrete. We next worked on sealing cracks in the slab, this stops radon from coming up through them as well as allowing our system to work more effectively. If we didn’t seal the cracks then when the fan is on and providing suction, the conditioned air would be pulled from the house through the cracks, rather than all of the fan’s power being used to suck air from under the concrete.
This system worked great for the customer and he successfully sold his house. We were very happy to help in the sale and make everything go smoothly for both parties.
